Other options would be to try to find a property with owner financing.
go talk to a broker. They have access to all different lenders and can shop for a competitive price. I do not want to list where I work, but we look at last twelve months of credit with a minimum credit score of 500. So if you can’t get one now try looking early next year.

Yes you can but you must be prepared to either put some money down or be able to find a motivated seller of which would help in possibly contributing some equity. Any experienced mortgage broker should be able to help you…but be careful due to your credit problems it is not going to be a "cheap" mortgage. Your rate is going to be high and your costs as well

Normally the waiting period is 2 years after your Bankruptcy has been discharged.
Better go to Equifax, Transunion, Experian.com and get your credit reports. Dispute any inaccurate information. It takes a while to correct the errors.
If your credit score is really good, then you may be able to get a loan after a year, but most people have to wait 2 years to be considered for a conventional mortgage.

Since i work in the mortgage industry, I hate to say it, but the only way you will get a mortgage is if you put at least 40% down, or some sort of divine intervention steps in and decides to give you the money. Or, you could win the lottery…
