Does the state Pennsylvania offer any low interest mortage programs for 1st time Home Buyers?

If so, what are they, and how do I get more info on them?

states dont offer low interest mortgages! in general some counties offer down payment assistance to help you cover a down payment. you could qualify for a FHA mortgage the rates are decent. it all depends on your credit scores now FHA is not credit score driven meaning you can not have perfect credit and still qualify!

you should find a good national source for financing ans see if you can prequalify. they should be albe to guide you to the loan you need to be in! if you need down payment assistance they may be able to tell you what agency to go to in pa but they would need to know the county to see whats out there.

As a former pa resident i know some counties do have such programs!

i will include a few links to help you along first thing you should do is figure out what your credit score or scores are! but first read these articles to protect your scores. do not give any lender permission to pull your credit! you can obtain a free credit report ahead of time! the articles will show you what lenders look for how to look good etc.

find a large direct lender the more volume they do the lower the wholesale rates they get generally!

and avoid brokers and people here putting email addresses ! this link should get you a good start!

    go to any bank – ask for a loan officer – ask them if they work with a program called nehemiah (gifted down payment program) Then see if you even have enough income to qualify for a loan (at all) the loan officer can pull your credit in 5 minutes and tell you – good luck – also check with your loclal HUD office (about programs they may have)
