What bank can i apply to (no application fee) for a first time home buyer mortgage loan?

Ask different mortgage brokers. But, really, I’m not aware of any that don’t charge an application fee, as well as various other fees. Some are so-called "trash fees," others are legitimate. And an application fee is legitimate.

Besides, don’t select your mortgage based on whether or not there’s an application fee, or the size of it. Do watch out for excessive "trash fees." But the important things to consider are the interest rates and points.

Tip: When you make an offer, ask that the seller pay some of the closing costs. That’ll cover a lot of your expenses, including any application fee.

Buying a home is one of the largest investments you will make in your lifetime and you want to choose a lender or loan officer who is working in your best interest. Ask your Family and/or Friends if they recommend someone in your area.

If a mortgage broker or bank is asking for an upfront fees or an application fee you need to get away from them as soon as possible.

Most legit mortgage brokers or banks do not charge any up front fees or an application fee for a mortgage loan, pre-approval or pre-gualify

There might be fees and points charged for obtaining a loan on your behalf, but by then you should have received a Good Faith Estimate GFE) or a Truth In Lending Statement (TIL) outlining the fees and where who is charging them.

You should look in your local telephone book or get a referral from a friend or relative about a mortgage broker or banker.

They will inform you as to what they require to get you a mortgage, pre-approval or pre-qualify.

I hope this has been of some use to you, good luck.
